Building the Technology Infrastructure for an Independent Real Estate Brokerage

As RE/MAX Real Estate Associates transitioned into the independent Avanza Real Estate brand, Rovinn Labs built a fully integrated brokerage technology ecosystem connecting the consumer-facing website directly to an internal brokerage management platform, lead management system, and individual agent CRMs. The result is a technology foundation designed around how Avanza wants to operate, grow, and serve its agents — not around the limitations of disconnected third-party software.

The business

Avanza Real Estate is an independent brokerage created through the transition of RE/MAX Real Estate Associates from a franchise-affiliated brokerage into its own independent brand. The transition created an opportunity to rethink more than the name and visual identity: rather than replacing franchise-provided technology with another collection of third-party products, Avanza could build a technology infrastructure specifically around how the brokerage wants to operate — from the consumer's first interaction with the website through lead distribution, agent CRM activity, brokerage management, reporting, and internal operations.

The problem

Leaving an established franchise meant Avanza needed its own independent digital and operational infrastructure — not just a new website, but a technology ecosystem capable of supporting the business behind it. Traditional real estate technology separates the consumer website, property search, lead generation, brokerage CRM, agent CRMs, lead routing, management, and reporting across multiple platforms. A consumer might inquire in one system, the lead gets routed through another, an agent manages it somewhere else, and leadership relies on yet another to understand what happened. Instead of selecting software first and designing processes around it, we started with a different question: how should Avanza operate if the technology were built specifically for the brokerage?

The Avanza platform is built on an architecture designed to support AI across the brokerage rather than bolting it on as a disconnected tool. By creating a proprietary data and workflow foundation, the platform is positioned to enable capabilities such as AI-assisted lead qualification and prioritization, automated lead summaries, follow-up assistance, an internal brokerage knowledge assistant, and management reporting and analysis. These are enabled by the platform architecture and rolled out as they are implemented — only live capabilities are presented as active functionality.

The transition to Avanza is more than a rebrand — it is an opportunity for the brokerage to own more of the infrastructure it runs on. Instead of leaving one franchise ecosystem and assembling another collection of independent subscriptions, Avanza is building a connected foundation designed around its business model. The website, brokerage platform, lead management, agent CRM environments, management tools, and reporting operate as parts of the same ecosystem — creating a continuous flow from Consumer → Website → Inquiry → Lead → Agent → CRM → Follow-up → Management Visibility. Avanza can define how leads are handled, how agents use the CRM, and what management sees — and when it finds a better way to operate, the technology evolves with it.

Real estate brokerages accumulate recurring technology expense across websites, CRMs, lead-management platforms, agent software, marketing tools, reporting, and automation — much of it priced per agent, so costs rise as the brokerage succeeds. Avanza's proprietary platform changes that equation: functionality that previously required separate subscriptions can be consolidated into technology the brokerage owns. That creates the potential for reduced recurring SaaS expense, lower per-agent costs, fewer overlapping products, and lower marginal technology cost as the brokerage grows. Instead of every new agent adding another stack of subscriptions, growth happens within infrastructure Avanza already controls.

Independence beyond the brand

When RE/MAX Real Estate Associates made the decision to transition into Avanza Real Estate, independence meant more than putting a new name on the building. It created an opportunity to reconsider the infrastructure behind the brokerage.

Leaving an established franchise can mean replacing branding, marketing assets, websites, systems, workflows, and technology that were previously provided by or connected to the franchise ecosystem. The easiest approach would have been to replace each system individually — a new website, a new CRM, a new lead platform, new agent software, new reporting, new automation.

That would have recreated the same fundamental problem under a new name: a brokerage assembled from disconnected software. Instead, we approached the transition as an opportunity to design Avanza’s technology infrastructure from the ground up.

One platform from consumer to agent

A brokerage website should not end when someone submits a form. That interaction should be the beginning of a connected workflow.

With Avanza, the public-facing website and internal brokerage platform were designed to operate together. When a consumer enters the Avanza ecosystem, information can flow directly into the company’s proprietary platform:

Website → Lead Capture → Brokerage CRM → Agent Assignment → Agent CRM → Follow-up → Management Visibility

That creates continuity from the consumer experience all the way through brokerage operations. Management gains visibility. Agents receive better tools. Consumers receive a more consistent experience. And the brokerage owns the infrastructure connecting them.

A CRM for the brokerage and the agent

Real estate creates an interesting technology challenge. The brokerage needs centralized visibility and control, but individual agents also need their own workspace.

The Avanza platform was designed around both. At the brokerage level, leadership can manage the organization, agents, leads, workflows, and reporting. At the agent level, each agent can have an individual CRM environment for managing contacts, leads, activity, and follow-up.

The two aren’t disconnected products — they’re different views into the same ecosystem. This allows Avanza to create standardized brokerage processes without taking away the tools individual agents need to manage their own business.

Building for the way Avanza wants to operate

The most important advantage isn’t any individual feature. It’s control.

With off-the-shelf brokerage software, the workflow is largely determined by the vendor — fields, statuses, permissions, automations, reports, lead workflows, and the experiences given to agents and management. The brokerage adapts.

With proprietary software, we can reverse that relationship. We first determine how Avanza wants a process to work, then build the software around it.

The business defines the workflow. The technology executes it.

Building for growth

The economics become particularly interesting as a brokerage grows. Many real estate technology products charge based on users, agents, contacts, leads, transactions, or feature tiers — which means software costs often rise alongside the brokerage.

A proprietary platform changes the relationship between growth and technology expense. Adding the 50th or 100th agent doesn’t necessarily require purchasing another complete collection of subscriptions. Instead, Avanza can continue extending infrastructure it already owns.

The result is technology that isn’t simply supporting the brokerage today — it’s being built around where the brokerage intends to go.

From franchise infrastructure to proprietary infrastructure

The transition from RE/MAX Real Estate Associates to Avanza Real Estate created an opportunity that goes beyond independence from a national brand. Avanza is also gaining greater control over its technology: its website, its lead flow, its CRM, its agent experience, its management tools, its data, its workflows, and its future roadmap.

Instead of replacing one technology ecosystem with another rented ecosystem, Avanza is building its own. That is the larger transformation — from franchise infrastructure to proprietary infrastructure — and it’s exactly what Rovinn Labs was built to do.
